"The college real estate market is going to be significantly more stable than the general market," explains Kyle Frazier, managing partner at Austin, Texas-based College Real Estate, a company that specializes in this area. "Most of these university towns have been established for more than 100 years, and so they have sort of like a micro-economy going on within the greater city."
There can be non-financial benefits as well, particularly if parents are willing to share the landlord responsibilities with their children, Frasier explains. "There are the intangible benefits of owning and managing property from a student standpoint," he says. Some of the real-world lessons to be learned include collecting rent, managing tenants and handling unforeseen maintenance issues.
